At Plus Property Management, our expertly trained and experienced professional managers share a common goal; to build and maintain a strong return on your property investment while eliminating the stress often associated with owning lease/rental property.

Plus Property Management is pleased to serve the Central Coast region with full service property management. Originally founded in 1983, our business has steadily grown due to the referrals we receive from our landlords and tenants.

Plus is a full service company blending the latest in technology and old fashion service. We understand you have choices in property management companies, and strive to provide excellent service. Each owner has different needs and our staff is careful to listen to your needs, and in return, serve you well.

We have implemented a state-of-the-art software system that allows both owners and tenants to view their Plus Property Management account, with password control access, 24 hours a day, 7 days a week. We receive rental payments electronically through automatic bank transfers, credit/debit card payments, and money order payments at any 7/11 store in the United States. Tenants are afforded the ability to pay at any time and from anywhere, resulting in fewer late fees and owners receiving their funds in a timely manner.

From San Luis Obispo to Santa Barbara, we manage residential real estate, both single family and multi-family. Each office has a manager with extensive knowledge of the area and longevity with the company.

Our job is to preserve your investment, manage it for the highest return, and keep you updated on market trends.

Owner, Plus Property Management

Lawnae Hunter holds a California Broker’s License and an Oregon Principal Broker’s
License. In the 80’s she founded PLUS Property Management, which currently
operates in both the Central Coast of California and Central Oregon.

Lawnae was 2004 Entrepreneur of the Year in Santa Maria, CA and Woman of the Year, State of California 33 rd Assembly District in 2009. She was also the founding chair of North Santa Barbara Economic Alliance and served on the Santa Maria Planning Commission.

As President of PLUS Property Management, Lawnae thrives in a dynamic and competitive sales environment with a strong understanding of the market and economic forces affecting investment property ownership.

Phillip Tabyanan was born and raised in Goleta, CA. He studied international business and worked in the maritime transportation industry for twenty years. He specialized in largescale project management and contract negotiations while pursuing his passion for real estate.
In 2019, Phillip moved to Santa Barbara County with his family and now serves as the General Manager of PLUS Property Management for California Operations.

Linda Kirchhof has over 38 years of experience in property management, having started with PLUS Property Management in 1986. She leads the Santa Maria office, ensuring that property owners’ investments are well-protected and maintained with the same care she would give her own properties.

Under her leadership, the Santa Maria office has earned a reputation for excellence by balancing the needs of both owners and tenants, ensuring quiet enjoyment for tenants while safeguarding the value of the properties. Her dedication, hard work, honesty, and integrity have led to numerous referrals from satisfied clients across Santa Maria and Orcutt, cementing her status as a property management legend in the region.

Lindsey Macdonald, a lifelong resident of the central coast, has been a valued member of PLUS Property Management since 2013. Through her dedication and hard work, she has advanced to the role of Regional Property Manager, overseeing the Arroyo Grande and Santa Maria offices. With expertise in all facets of property management, Lindsey effectively applies her skills to support her team wherever needed. She has held her real estate license since 2015.

In her free time, Lindsey enjoys quality moments with her husband and son, cheering on her son at sports events and exploring the central coast on their Harley in search of the best diners, drive-ins, and dives.

Property Manager

Stacy Leavy has been a licensed California Real Estate Salesperson since 2004 and was promoted to Property Manager in May 2018 after serving as Assistant Property Manager with PLUS Property Management since February 2011. Her responsibilities include processing tenant applications, assisting tenants in finding homes, marketing properties for owners, conducting annual property inspections, preparing lease documents and addendums, and handling office advertising.

In her free time, Stacy enjoys spending time with family, friends, and her two small dogs, as well as attending concerts, local events, and traveling.

Karina has worked for Plus Property Management since May 2001, where she started as a bilingual part-time front office employee and worked up to a full-time position. In 2006, Karina moved into the Bookkeeping Department. Her job description includes processing monthly rents, payables, Owner Draws and monthly statements.

Karina has lived on the Central Coast since 1991. She loves to collect pens, nail polishes and chap sticks/lip glosses. She also enjoys spending time with her family on the weekends.

Jenny Winters has been an integral part of PLUS Property Management for over 12 years, serving as the Maintenance Coordinator. In this role, she expertly manages tenant repair requests, secures property owner approvals, and coordinates with vendors to ensure timely repairs. Jenny oversees the entire process, from issuing work orders to handling vendor invoices and ensuring completion before processing payments.

A resident of Santa Maria for 43 years, she has a grown daughter living locally with her grandson, as well as a son in Reno, NV, who also has a son.

Ana Arreola joined PLUS Property Management in 2019 as the Project Coordinator. Born and raised on the Central Coast, she is a mother of three children and enjoys cooking. On weekends, Ana loves spending time with her family.

Steven joined Plus Property Management in 2020 as our Maintenance Coordinator. Born and raised in Texas, Steven moved to the Central Coast 20 years ago. His background is in architecture and design. He is married and has a grown daughter in Houston. Steven’s hobbies include hiking and painting.

Sara Grossini has over 46 years of experience in property management, making her a highly respected figure in the Lompoc Valley and Santa Barbara areas. As a licensed Sales Agent with PLUS Property Management, she specializes in both residential and commercial property management, working closely with owners to preserve their investments while promptly addressing tenant needs.

Known for her common-sense approach, Sara is recognized as a property management legend in her community. She leads a team of three in the Lompoc office, dedicated to maintaining the company’s mission of reducing the stress of property ownership while ensuring a strong return on investment. Her longevity in the business is a testament to her commitment, loyalty, and integrity.

Since 2011, Cheryl has been a vital part of the team in Lompoc, specializing in delivering the best experience for both property owners and tenants. In her free time, she enjoys spending time with family, traveling, and serving her community.

Susy Parrott, a California native, brings over 19 years of experience as a licensed Sales Associate and Broker, with six of those years as a Certified Community Association Manager. Recently earning her certification as a Senior Residential Specialist, Susy excels in tenant relations and is dedicated to safeguarding property values, making property ownership a stress-free experience for her clients.

Becky Joyner became a member of the PLUS team in February 2024, where she leads the accounting operations for the California branches. A graduate of UC Santa Barbara with a B.A. in Business Economics, specializing in Accounting, Becky brings extensive experience in both public and private sectors. Her expertise ensures that both property owners and tenants receive accurate financial reporting and outstanding service.

When she’s not in the office, Becky loves spending quality time with her husband and two children, often hunting for sea glass and enjoying the beautiful beaches along California’s central coast.

In addition to her real estate career, Denise is a licensed foster parent and a community advocate, providing a loving home for children in need. In her spare time, she enjoys baking, spending quality moments with her family, and traveling to new destinations.
